IMHO, for residential property, best to invest on your own. REIT or clown fun thing can play games, not good.
So far only invested in healthcare REIT. Even then, I think they are playing games i.e. their NAVs are not as stated, most likely lower, so in times of liquidation, might not get much :disappointed_relieved:

I know a REIT company that pays you 8% guaranteed, the earnings given to you monthly, not at the end of any given year. They invest in high end RE.

Private REITs are riskier for liquidity than Public listed REITs. Here you have list 15 well known REITs that pays more than 8% dividend.
