The 1.32 transaction was not on MLS, so the price likely didn’t reflect market. I don’t think the market went up that much in 3 months but I am not closely tracking RWC. @Terri can probably comment on this.

Pretty weird. $1.6M seems high to me even for a nicely done flip in that area. Not like the schools are that great.

Better neighborhoods go for $1.3M… Eventually NFO will get there, but I think this one will be a bit of bummer.

Unless the realtor meant $1.05M which is a fine price.

This is a very cute house along Roosevelt. I don’t know this area all that much, but isn’t it a cheap price? Hasn’t sold after 2+ months, so I must be missing something. Previous listing in 2015 shows that this home is now remodeled quite a bit.

This is also a nice home, away from Roosevelt Ave. Small house, but decent lot. Fairly updated.

Is this area not safe? I get that the schools might not be top notch…

Agree price seems low, and the inside is beatiful, but it is a 4200 sq ft lot which is small for RWC. If it were 6500 I’d have guessed $1.3M-$1.4M and anything lower showing market decline.

Schools in RWC are a funny beast. If you’re already admitted to one that you like, it doesn’t matter where in RWC you live. Since Hawes is closing, the owners would apply in the School of Choice lottery for the school they want to attend. I can’t remember what this will get rezoned for. I think Roosevelt?

Good area. I don’t consider that section unsafe. Closer to El Camino is less safe.

High price per square foot, but I agree, they might’ve gotten asking 6 months ago.
