So, imagine that home selling for nearly 1.5M with a kitchen like that! The house that is up the street at the corner is KILLER. It’s got a remodeled huge vaulted ceiling theater or tv room at the back presumably also providing ocean views…sweet

So I would imagine that one should fetch 2.5M should it be on the market.

2M would not be out of the question, but the rest of the actual house is small I think. (And no, I do not stalk people’s home like porn…I actually live fairly close to this area)

The house down the block from my home actually sold for almost $2M… Yes, I think Sunset is definitely heading that direction.

Still good value when you consider a Noe Valley teardown would fetch the same price…

Did you see my post about that home on 42nd Ave and Lincoln I believe that did sell for over 2M?

I know, right? Nobody wants a house that looks exactly like their neighbors. Those on Brotherhood Way (Summit 800?), I would not want either. Skinny 3 story townhomes sandwiched together on a development at over 1M each. Big whoop…

I hate those new developments! Yuck. No lot and no character. And HOA. Not unless if they are high end millenial tower kind of developments. Unfortunately that one is sinking…

Seller too greedy and actually wants $1.25M. That’s why it’s not selling.

Yes, this is the one that @harriet had an “issue” with that lattice thingy out front… tear that crap out when you get the keys!!! I am thinking one might be able to steal this one since it “looks” poorly… but what do I know…

Listing is still active, I guess some people agree with me. And location is not great.

I think the pricing is just out of whack. If they list it CORRECTLY for under 1M, it would be sold at or above asking. Again, if this continues to sit on the market as other properties come on and sell before it, the owner may be motivated to accept a lower number…

They did list under 1M at the beginning and no takers. Now they actually RAISED the price!

Easy to say now, but I would have listed it for 899k, done better staging and it would have probably sold for over asking. How much, hard to say, but most outer Sunset homes are selling for around 1M or more depending on condition/size. Yes, increasing the price was probably the dumbest thing to do. What are you going to do noooow, Mr/Mrs Seller???

That house seems to be one of those cheap ones without a fireplace. This is how you can tell a good house from a bad house in the Sunset. Although no one ever uses a fireplace anymore.

But back in the days, good houses were built in the inner part of Sunset with fireplace, while the cheap ones without it were built in outer Sunset. Do not buy a home in Outer Sunset if you can afford something in the Inner! Especially price levels seemed to have blurred out the differences these days with all these grandiosely renovated homes in the Outer.

I may be biased since I am not in the Inner Sunset but these are factors as to why some people like Central and Outer Sunset more these days:

  1. If you work downtown, much easier to get a seat on the train coming in
  2. Pretty easy to get to freeway via Sunset Blvd which tends to be less crowded than 19th Ave especially during summer time
  3. It may change soon, but more street parking out in the Central and Outer Sunset.

Yes you are biased. Who needs a seat when there aren’t that many stops between Inner Sunset and downtown anyway. Just stand for 15 min for Christ’s sake.
