I think I did searches for real estate investment platforms, so my Facebook knows about it. (Also I am a real friend of @manch , so Facebook knows that too )

Very Fair guess.
The move-in homes are selling at 2M+ range here. This may need 75k-100k work. If someone gets below 1.725M, they are lucky as they can easily make it move in and flip to 2.1M

I guess Booksin elementary is the best area in Willow Glen (from test score and low_income % perspective).
Given the location and lot size, I guess it was reasonable deal.
I assume seller will tear down this home and rebuild.
