Austin MSA vs SFBA and TX vs CA

Please show me where there any SFH in the Bay Area for $500k, safe area or not.
Heck, where are there any desirable SFH selling in the RBA for less than $1.5M? That price threshold was crossed for entry level SFH 5 years ago in 2016, and it has only gone up since then. No prospect of coming down to that level

I am talking about places like Discover bay, Brentwood, oakley, Tracy, Hercules etc. We formed the term RBA but BA is bigger than that right?

Traditionally, places like Brentwood, Oakley, Tracy etc were not considered part of SF Bay Area. I guess today they can be considered as exurbs of Bay Area. Similarly houses in the $400k are being heavily advertised in River Islands development of Lathrop. Maybe these will be considered mainstream Bay Area in 20 years

ok let it be non BA. One can reach SF more quicker from Brentwood as there’s direct bart from Antioch compared to traveling from SJ to SF which has no BART yet. My question was not whether those places are BA or not but achievable proximity to SF yet lesser cost available here then why compromise quality of living going all the way to Houston?

My understanding is most of the neighborhoods has both good and bad areas. Just mentioned safe because when I mention lesser cost next question may be high crime area. Didn’t compare safety with Houston.

One of the reason to buy rentals in Austin rather than Tracy etc is for the same price, safer neighborhoods :grinning:

Far more likely to catch Covid in Texas than in California. Texas is a failed state.

What is the definition of Austin in your data. Remember what I have said many times here, I usually mean NW Austin/ Suburbs when I said Austin. Hope you are not comparing Austin downtown with exurbs.

Fair enough. That’s why mentioned previously there will be good and bad areas both in Austin and Tracy. Also I am curious to see NW Austin crime data on how it fares with Oakley or Tracy. Share if you have something.

I took the same Niche. Btw Cedar park rape count higher than Oakley. Woman wouldn’t feel safe! Even murder is higher :slight_smile:

Murder rate depends on when there is a murder. 1 murder in a population of 50,000 would be 2 in 100,000. 1 murder in a population of 200,000 would be 0.5 in 100,000. There was a murder in CU some years ago, murder rate for that year shot up to the roof.

I was comparing 0 murder in oakley and I don’t know about CU. Anyways I was just messing with you. We can conclude Tracy, oakley not as bad as you thought.

What I am saying is, a neighborhood like CU is supposedly to be very safe yet there is murder now and then which would distort stats for that year.

$400K at River Islands is long gone. starting at 650-700, most are at the 900 level
