Rent is 3000/month, do you still think it is low? We can not co-relate rent with current prices as that depends on near by apartments and other rental market.

Almost all the three are at the same range.
Gross yield = 300012100/900k = 4%, compare with my self-managed CU rental = 2.4%, is pretty good. Of course, can’t compare with Austin’s 9.5% which is why despite high property tax and the need to pay property management still worked out ok.
As for the OP’s rental, since he doesn’t need money now, just rent it out till need money.

There is a hidden value appreciation at 6.6% (He bought 1995 for 220 and 2017 it is 900k). This is almost in sync with long term (20+ years) bay area appreciation, worst case 5% (including downturns) as long as he is not selling during worst period.
His current growth rate is 4% (yield)+6.6% appreciation which is far better results as a long term. The biggest benefit of holding is low property tax rate appx $350/month.

When he decides to take retirement, flip it to multiplex with 1031 exchange, for higher cash flow. Since he may not likely have income, multiplex will provide continuous income like Annuity.
