One of the comments said that too. Agent replied the actual sale price will be higher but seller is ready to negotiate.

Just my 2 cents, not all 95124 are good for appreciation.
There are homes near by Cambrian Park neighborhood around xilinx company and those are best in schools, good size homes and lots.
Neighborhood is important.
Why do people go off market anyway (esp in this case) when it’s a sellers market?
Because sellers are stupid? Or manipulated by their agent. Agent has much higher chance to double dip.
