For your info, one of my Singapore’s rental has the issue that you mentioned, just bite the bullet and absorb the cost. Just view it as you can’t rent it out for months or let your relatives stay for free for a couple of months. Need to take it easy. Is not end of the world.

You should do a walk through with your new tenant before they move in. Any damage to anything or any items not working right should be noted. That way if something is damaged they can’t deny responsibility for it when they leave.

What we do is a business. Not all mom and pop owners can just have a unit sit unoccupied for too long. Again, where you are sitting (retired and just counting money) may not be the case for others.
