Plenty of landlords. We rent to expatriates but ever since the backlash of getting too many expatriates in, government has reduced the intake of expatriates (we called them foreign talents, not H1B :slight_smile: ) drastically. Now, tons of supplies but very renters, rent has been declining for years. Rental yield is only 1.8% :cry:

Germany has one of the lowest home ownership rate. So lots of people are landlordimg there.

People willing put money into savings account for 1% interests. Renting out houses handily beat that. Actually in most of America appreciation is non existent. Property owners still make very decent return.

Berlin is cheap, poor and sexy.

Not only housing, Singapore stocks also hardly change :slight_smile: Government has tight control, any sudden big change, government would jump in and ask for explanation. So many Singaporeans invest in overseas markets especially USA because of high liquidity and US dollar is a reserved currency.

also high volatility, i assume. Do singaporean companies choose to list in the US?

How do people get rich in Singapore? Only way is to be related to high ranking officers.

Most of the tycoons are the old hacks, either founded banks or RE companies :wink:
The new ones are actually immigrants e.g. from USA (Saverin), China and India :rofl:
I think there is one young one, making Sim brand :grinning: healthcare products.
Near impossible for young folks to get rich :disappointed:

So Singapore is a model socialist country, a hard working socialist country with harsh sticks to force people to work and save. An Asian invention.

I think professors should study Singapore model really hard.

I think Singapore Inc prefers most of them to be middle class, not the rich class. Please don’t use working class :cry: Ambitious young Singaporeans should try to come to SV :blush: can always go back once accumulate enough wealth, then enjoy a harem of maids (not wives).

I have spent my career building housing. The most valuable assets in CA. No thanks to you or the government.
Until housing construction becomes a priority the shortage and appreciation will continue. That is why I am a long term bull. Stocks don’t have a supply constraint like CA RE

Stocks do have supply constraints. It’s based on the number of shares of publicly traded companies out there. If that number were infinite then all stocks would be worth $0.

??? What do you mean? There are definitely a finite number of companies in this world.

He’s talking about share dilution.

That’s a misconception because share dilution doesn’t actually affect the intrinsic value of the company. Just like share buyback.

Also new startup companies. You can register 1 corporation every month.

Older companies go bankrupt and some also get delisted and go private.

Doesn’t affect the intrinsic value of the company but dilutes your ownership of the company. That’s why stocks drop whenever companies issue more shares.

That’s fine because stock buyback has the opposite effect.

TSLA will dilute existing stock holders this year or early next year(timing is my guess)
