I have 11 SFR properties for sale all under one deal in Memphis, Tn. All the properties are curently being rented. Monthly rent total for all properties is about $6,700, So yearly net is about $69k. The majority are 3br/1ba, there is a 3/2 and a 4/1. All where built in between 50’s-60’s. They all have good tenants, the houses could use some touch up but it isn’t absolutely needed. 3 homes had a complete rehab all for one deal.

If you need to defer the payment of capital gains for 30 years let me know. That is, if you can’t use a 1031 exchange and you want to call it quits.
