I don’t know your specific situation other than that you are younger than most people here. I’d say being a passive landlord is a waste of your youth. This doesn’t even have anything to do with Oakland or rent control.

Use the capital to start an active business instead. If you buy a business with PE of 2, your cap rate would be 50%. That’s before using any leverage you gambler.

Sorry, I missed this question. What I meant by corporation is an organization with a specific interest and access to deep money and deep network of contacts. The word corporatism refers to existence of special groups (the corporates) in the society who control everything. Europe is a good example of corporatism. The word corporation we use in everyday context in USA are corporations created with the purpose running a business for profit of separating business liabilities from personal liabilities. The corporations can be a one man corporation that does not earn single penny.

What I also meant from the above is that when government becomes stronger and gives itself all regulatory and taxation powers, life becomes difficult for small people to live an independent life. Only big corporates (group of people with tons of money and influence ) can run a business with big profits.

If you are in an early stages of business creation, you should not worry too much about these things.
California is getting worse no doubt, but we are here to fight. Not going anywhere. And, what I say is that grass may not be greener elsewhere. Each location, geography has some good points, and some bad points. We need to understand our strengths, and find our way through these challanges.

I am in retirement mode. Slowly selling off properties. There will always be opportunities. In this regulatory environment you need to be informed and adaptable. Basically the more rules the more opportunities to make money as long as you know how to bend them to your advantage. To much work for me, but a great opportunity for someone starting out. Make money first then worry about incorporating or other tax/legal strategies. Anything green related is a great opportunity for both honest and dishonest entrepreneurs.

The escrow people take the property out of trust during financing/refinance and then put the property back into the trust when loan is closed.

Rent control is immaterial in this market. In the coming recession rents will be going down not up.

If recession has to come, it must be already here.

Not yet. My tenants so far, are all paying rent. Next month will be worse. All depends whether they can stay employed.

Consumer confidence is down already. It came out very low. If some can keep the job till the end of this month. S/he will be OK I guess. I do not think shutdown will last longer than the end of the month. Some governors and partisan hacks want an indefinite shut down. I do not think that will happen.

Consumer Confidence Index has dropped but it is still lot higher than what it was when Trump was elected.
