OHI a healthcare REIT pays $2.60, trading at $27.40 now.
To generate $200k (may not be correct because of different tax rate as dividends), need ~76,900 shares, costing $2.1 mil. Sound good when compare with AAPL but… accounting for this, only need $1 mil of AAPL
This also ties into how the African American community got negatively impacted post world war II as well as the decline of the inner cities. It you look at the immediate end of world war II, the african community was actually making some headway in terms of economic progress. The interesting thing was they were buying property (which is how most people held their wealth back then) in the homes and business they owned in the cities. Post world war II when the government started building out the suburbs and planned communities, they screwed the pooch. Laws were set up that easy and cheap financing was only available for white people in these new communities. This resulted in a mass exodus to the suburbs and the collapse of inner city economies (less people, lower property value, distressed city budgets, etc). So the African American community got a double whammy. They were locked out of the cheap mortgage market and their existing assets collapsed in value.
So government intervention may work out negatively in certain cases (I won’t make the case that intervention is always bad since there are cases where it is good, but in this case it really negatively impacted one community)
Redlining was around starting in 1934 with the creation of FHA. Yes, the democrats invented redlining and used it for decades. They controlled congress from 1933 to 1983 except for 4 years. It’s amazing how the narrative is republicans are bad for minorities but democrats have always supported them.
Again, there is this thing called Southern Strategy, and how the D and R switched sides after the Civil Rights movement. Read it up on Wikipedia. I am sure there is something there.
You mean how the D switched their tone when they realized the voting population was becoming less white. They didn’t wake up one day and magically start caring about minorities. They realized they needed to pretend to care about them to get the votes.
Democrats run all the worst cities in America and have run them since the 60’s. How can they care so much while letting cities with the highest percent of minorities become such crime ridden waste lands with horrible schools?
Democrats actually argue against school vouchers and say kids in Detroit are better off attending public schools. They’ve convinced a lot of people school vouchers would be bad for them.
There are schools where only 25% of freshman will graduate. They are telling those kids and parents that those public schools are what’s best for them. That’s a load of crap. Talk about institutionalizing poverty and leaving people no way out.
You may get partial retirement though. 5 years= 25%, 10 years=50%…
The big question is do you trust the government to come through. If it were the choice between a non-gov job that provides extra $$ to invest in retirement fund VS. gov’t job pension, I’d do the non-gov job. BUT if the gov job gives both or even 3/4 of both, then the risk would be worth it probably.
First, you have to look at the programs and figure out how to get rid of the cliff. Incentive should be to work a solid 40-hr a week job, not try to keep your income below a certain level.
But also keep on funding programs that help poor people start businesses and get a college degree.
Benefits should phase out in a way that encourages people to increase their income. I think reducing benefits by $0.25 for every $1 of additional income is more than fair. I’d start the phase out below where the cliff currently is. I think you’d see more people lift themselves out of poverty. It’s pretty easy to game the system by only working part-time, so you qualify for everything.
…Work for cash, deal drugs…Get food stamps, medicaid…Some are trimmers…During grow season, they trim pot plants for big money…None of them will admit it .But a huge bunch of lower income people are making lots of cash off the books and collecting up to $40k per year in benefits
I know this happens, but there are a lot of honest folks who don’t want to be doing that who still have to game the system by working less than they could or taking a job with a lower wage than they could get… We can’t fix the drug dealers, but we can make it better for those motivated to work an honest job and start their own businesses.
That’s one reason I think a national sales tax makes more sense than an income tax. Tax people on what they spend not what they earn. I’d only support it if income tax was eliminated though. I think we will eventually have a national sales tax, and it’ll be in addition to income tax. EU and Canada both have it.
The other thing that would help is if high schools were geared towards helping blue collar workers achieve success. We’ve already talked about how high schools need vocational programs back, but if any public school is failing to graduate significant numbers of people, we need to ask WHY those kids are not valuing the education. And the reason is that they don’t see the classes contributing to them getting a job and being successful. And they shouldn’t–if they’re not going to go get a college degree, history class is a waste. Why should they even care about history if they’re worried about food on the table. These are middle and upper class values.
Reading, writing and arithmetic and then whatever they need to get a job straight outta high school. I’d add a business motivation class. Explain why them eventually owning their own plumbing business is a great thing, and motivate them to work for it. Teach them how to start a business, how to run it. And teach them plumbing. Get them a mentor. They can work and do school at the same time. Can they not get paid the same as an electrician’s assistant as working for McDonalds??? And at the same time this gets them a successful adult mentor. With so many fathers absent from these kids lives, that’s important.
Why do we think these guys deal drugs for a living? Because that’s who they see as successful.
One of my tenants is a lazy slob…Just watches TV smokes pot and screws…Smart enough at 15 to figure out the system…Is a mom at 16…Mother and boyfriend work…She still sits around and does nothing…probably will have another kid…cash cow…
The worst part is there are people helping her live this lifestyle…Nobody to shame or force her out of it…Third generation of losers…
