First Time Landlord: Needs Advice on Rental Deposit Deduction

@BAGB, where is your property located? And, how much are you paying your agent? Is he any good?

Aren’t ozone generators banned in California ? I was hoping to score one from amazon which refused to ship to my California address. I have some unfortunate events in my recently vacated home - it now smells heavy smokes. It was done by a lodger who I was trying to help out of kindness. I heard that ozone generator is an easy way to get rid of smokes. What options do I have to get an ozone generator ? Or are there any odor eliminators in BA ?

@bugmenot, they usually charge between 50% to 100% of one month. I usually find one when I am busy and do not have time to show.

Usually I can get it rented more quickly, but sometimes get a subpar tenant. Agent usually is more patient and they have a stronger incentive to avoid a questionable tenant.

It’s a personal preference, also depends on whether you have time to show.

Many realtors do this. You can find them from rental listings. It’s just a one time leasing, not a big deal.

If they change one time 100% one month rent, it is equal to 8% monthly charge. Additionally, they take care of first level of support, and consultation services. I never had any vacancies more than 3-4 days when tenant moves out.

I can get one in Nevada…But not sure about them…Not good for use with people in the house…

Hiring a lawyer is the best option if we face such issues. A lady was a tenant to my sister for 2 years. Initially she was good but during the last few months she begin to tell reasons every time, when it was a payment time. She left without clearing her dues and neither responded to my sister’s request. My sister took the help from the lawyer Bechara Tarabay to get her money back. He helped her a lot to deal with this issue.
