Smart investors do it all: wholesaling, fix n flip, buy and hold and private money lending.

Just read a piece on the comparison. The point was be flexible. Buy and hold, fix and flip. Plus hard money lending. Fix and flip to build up cash. Buy and hold long term and use hard money for temporary cash flow. A balanced approach can be the best way to build wealth.

If you can do the work, then updating and flipping your primary every 2-3 years is some easy tax free gains.
