True that Prop13 favors the owner property tax but it is not subsidized by the tenants of that property alone but shared across the entire California tax base. However - with rent control - the owner is solely responsible for the tenant rent being lower than marketing rate the bigger the gap the longer they stay. It would be a fair comparison if the entire California would support a “tax fund” to support all the difference due to the lower market rate.

Well, if you insist on strict rent control, landlord will sell and rental housing will disappear.
Everyone will need to buy their own house or build their own house. Or just live their grandma’s house in Oklahoma for many many generations.
If rental housing is not available, how many of us can move to Bay Area?
Politicians can charge you 90% property tax to build houses for your former tenants.
A disappearance of rental market will make the society go back 500 years that everyone would live in the same place they were born. No migrations
I never said strict rent control. Also, if rental housing is disappearing, this will encourage people to own. Similar to what @maluca stated, sticking around in a heavily rent controlled environment would only doom the tenants. Just look at the Section 8 folks.

Not yet. But all the moaning about prop 10 is still just moaning. If that passes I will look hard into whether I still want to hold them. All my properties don’t have rent control on them as of now.
