Great buying opportunities… especially vacant office space… I have seen prices below $40/sqft in major MSAs, way below cost to build.

that area is super ghetto…the nickname for that neighborhood is gunspoint (called greenspoint)

Your post is a good example about the risks of buying in unfamiliar markets.
A second level of analysis can be useful. Do similar vacancies exist even in posh neighborhoods? And whether the area is going through gentrification.
How is the commercial market in Silicon Valley looking? Picking back up?
