You are right, I struggled hard one home and finally compromised 10% on rent that resulted additional 45 days of rent loss. This time, one mis-handling issue resulted 15 days delay, but took loss of 30 days rent. I never had such issue past 10 years as that home normally filled less than 5 days.
The simple reason is rent reduced across bay area.
