Planning to do with city permit, one arch gave a quote 6k for design+permit fees. Yet to get quote for building. yeas, 70-100 sqft, but we need live in that home. Since this is addition far end, we may be fine what we think.
Above all, we will not do this addition, if we get some confirmation on cash out refi as that is better once for all rebuild.
The good thing is if you want to add the bathroom in that spot where you’ve marked it should be straightforward. The natural roof angle will just allow you to extend the roof cleanly. Its like extending a rectangle by moving one edge out.

Hmm.I guess it’s probably ok to involve a structural engineer. Usually their fees are 500-1000$ for small projects. You could find a cheaper architect but I dont know what your tradeoff is - time or money?
Yes, I have lot of time at least 3-6 months before I finalize my rebuild funding issue. I will go for add bath only if I need to stay longer than 6 months like 2-3 years. I am not in hurry to add bath as lenders force to move now.
It seems very costly to expand temporarily spending possibly 100k just to reduce the commute time. It is simpler to just rent in the area and rent the house you plan to demo while going through the permit process.
If you are doing this because of the lender, you do not need to worry about it because this is just something they say. They rarely check this. I have seen many case where people have rented afterwards and there were no issues. You just need to make sure you get 2 insurance policy on the house. One for homeowner (which the lender will see) and one to cover you if you are renting out the house.
First, I am not planning on renting it. Second, I need time to see funding 2-3 months and time to design 2-3 months (arch design). we are fine to move in first 6-12 months until we get permit, then move out again.
Are they ACTUALLY going to do this inspection? And it sounds to me they want to make sure not being rented out vs no renovations. Sleeping bag in the corner during renovations = occupancy, no?
They asked us to notarize the document specifically ahead of closing. The pre-conditioned it for final acceptance and we are going to sign before notary today.
