Enderby home is at T junction
My understanding is that the creek is a pretty low risk of flooding in Allied Arts. However, as you go east towards the Willows flooding risk is higher. Many of the homes right along the creek are the most expensive with basements so it must be out of the flood zone for that to be allowed permitting-wise.
As far as a fall risk, kids these days arenāt really let out on their own to roam until they are big enough to know better. Even if they did fall in its pretty slow moving water and shallow most of the year. Biggest con is that we get more mosquitos here than I noticed living in Mt View or Sunnyvale and homeless sometimes camp out along the creekā¦but Iāve noticed that more near the creek in downtown Palo Alto.
Finally sold at $173k loss from 2016.
