You mentioned in another thread you have little debt so this way you won’t leave a ton of debt to your children. Why refi and extend the loan instead of aggressively paying it off?

I am curious on what’s the average rate you guys are getting for investment property (particularly for jumbo). I think @manch shared your rate in one thread for your recent refi, right?

Need debt to keep FICO up. And raise cash to buy more Austin rentals :slight_smile: Also, to achieve zero profit at portfolio level.

I mean low LTV for the entire portifolio. So some no mortgage, some high mortgage. I prefer to look at portfolio level and not individual. Ditto for stocks.

Not yet. This is the rental property i bought last year and just checked with the loan officer that i worked with at that time. However, they offered 30-year fixed at 4% with closing cost after applying discount through cash transfer to BoA. This was not attractive enough for me to proceed.

BoA quoted us 3.75% for refi last night.

I got 3.625 if you bring in additional $0.5M in assets to BofA. But the guy I work with usually is so hard to get hold of. Might need to find someone new
