That’s been how landlords in college towns rent to college students for decades. Calling it a startup is hilarious. The main difference is the landlord bears the financial risk if a student drops out and quits paying rent, since each room is its own lease.

Maintenance nightmare. Most 20-30 year olds live like pigs. Mom never made them clean anything. Don’t even own a vacuum or know not to put anything in the garbage disposal. I have a few of these in Tahoe. I have become hardened and will not put up with any shit. At least my tenants have jobs and know I will evict them for bad behavior.

It seems like you been in retirement mode for a while now. I’m surprised you still have shitty tenants to deal with. How many rentals do you still manage?

Other co-living companies like Common, Ollie, WeLive and Quarters use the same model of single rental contracts with shared common spaces, but most are in urban apartment buildings. Bungalow does offer some apartments but is focused more on the single-family home.
