DOM and List vs Sales price should be the biggest indicator along with inventory (yoy).

My personal impression is that its turning. I have given couple of first hand examples here. But this could be from a buyers fear of buying at peak.

Yes, prices reduced even in Cupertino in 2016 for 6-8 months. You can look at some sample homes on redfin and look for their price histories during that time.

Lot is standard 6000 sq ft. I don’t think they have permits for the expansion. The buyer may get into trouble with insurance claims etc.

Why do you say this is an unpermitted expansion? This looks like a new construction.

I looked at the Property tax info and it didn’t show the higher building cost. But just now noticed that it’s from 2016. So they may have permits. Apologies for jumping the gun. Only sure way is to verify with the city.
