The simple reality is that some people have a ton of cash. From stock options or rich parents. I mean, my god, the house not far from me that sold recently for near 2M closed hella fast. Sign gone pronto and the person is living there already. Like nothing happened…

The typical home’s monthly mortgage cost is lower than its monthly rent in Detroit, Philadelphia, Cleveland, and Houston, according to the analysis of the 50 most popular metros by real estate brokerage Redfin. These were also the only places where more than 50% of homes in each respective market were more affordable to purchase than rent.

Went to see some borderline habitable houses in the east bay - some of them had lots of foot traffic. I truly can’t understand why non-investors are buying in this market with 6+% mortgage rates.
Opting to just collect cash and wait.

I think you hit on the head though about them being non investors. Everyone at the end of the day needs a roof over his/her head and why help us landlords pay off our mortgages? Let’s get into the game!!!

Dublin has its first Hong Kong style cafe. Went there Monday night and that place is PACKED. It’s been open for only 2 weeks. Geez.

What about my advice? LoL I’m all about Alameda County/East Bay.
He likes Alameda because it’s more walkable than Tri-Valley or a Fremont. Also we have some family there. My parents :slight_smile:

He has many family members in Castro Valley so that’s always in the running. We are huge fobs (well he’s not actually a fob but was raised with us fobs) so we like having family around (for now).

Alameda and CV are cool. I am just a bit scared of 880 and that stretch of 580 between Oakland and CV. Feels like a race track.
