It looks interesting for either buying or selling (2% instead of 4-5%). They don’t do the turnkey but provide a marketplace. My still worry is how reliable the property manager they have on their platform. Maybe feature request should be asking existing owner to rate their PM.

I haven’t seen what they have recently. But when i looked at roofstock last ~ a year ago I thought they had properties with very low cap rate <7% , even in flyover states. The sales commission seems to be attractive.

Actually their portfolio offering seems to be attractive: https://www.roofstock.com/portfolios/ But I agree CAP rates are not that attractive.
