Sell off rental property and invest in fundrise or crowdstreet instead?

In general all asset classes move in tandem with some time gaps between their movements due to liquidity differences. When RE crashed in 2008 stocks followed.

With stocks cratering, bond’s cratering and growth and silly startups on the way to be totally decimated, RE will just follow them albeit slowly. Hopefully the reset will stop at pre pandemic level but never know because the mortgage rates are certainly much higher than pre pandemic level.

Actually stock market didn’t crash. Only high growth tech stocks crashed.

Some people thrive on fear. The better question is to ask them how much they invested in stocks in March, 2020. The people selling fear are the ones that missed the rally.

You could consider using a 1031 exchange to sell your rental property and reinvest the proceeds in one or more replacement properties. This could allow you to defer capital gains taxes and potentially build a larger, more diversified portfolio of properties.
