Emm - so in Jilâs work sheet1, whatâs the net rent ? -$702 or +$171 or we just take $3k? Not sure how he arrives at cap rate of 3.09
First cap rate = 3.09 = =(3000 - 8400/12 - 2400/12 - 195 - 100 ) * 1200 / 700000
Second cap rate = 3.86 = (3000 - 8400/12-600/12) * 1200 / 700000
