Should I sell my rental house?

Mostly utilities such as water, internet and PGE belongs to tenant.

Garbage and sewer belongs to landlord. Santa Clara I see them added in our property tax statements, but do not know about Alemeda county.

Can you explain how you get cap rate?

Net rent revenue divided by the purchase price = cap rate

Emm - so in Jil’s work sheet1, what’s the net rent ? -$702 or +$171 or we just take $3k? Not sure how he arrives at cap rate of 3.09

First cap rate = 3.09 = =(3000 - 8400/12 - 2400/12 - 195 - 100 ) * 1200 / 700000

Second cap rate = 3.86 = (3000 - 8400/12-600/12) * 1200 / 700000
