Now then it starts widening. Thought it should have started earlier. Was surprised that it narrowed at one time, market can be irrational occasionally.

99-years private condo got en bloc after 30-40 years i.e. totally rebuilt, while HDBs of the same age only got renovated. So the average age of private condos is longer than HDB’s i.e. private condos are newer. In conclusion, average prices of newer private condos + freehold private condos + landed property (latter two would increase through time because of increase in land cost) should outpace average prices of HDBs through time. Expecting otherwise is illogical. Another bloomberg :scream: article.
