MP is an expensive place, so yes. MP has better homes than PA, and lots tend to be a bit larger.
The 4.7 price point for University Heights is the highest I have seen. Even the revised 4.5 is high. That’s in addition to the 1,670/sf figure. The same developer completed 2171 Gordon and that sold for 3.95 with 2638 sf in October/November. Comps show that on a typical lot in this neighborhood a new build with two floors can bring 4. A three story build maybe 4.25. Those figures are from last year.
This house also has some weird curb aesthetic.
Btw University is in a different neighborhood. They don’t comp particularly well.
