Top price in gentrifying neighborhood

Bayview’s renovated houses are now selling for 1.45M. EPA is selling for 1.35M.

Observation#1: SF renovation is higher end than SV. Is this a general trend? Do SF people value more about high end features?

Observation#2: Bayview appreciation beats EPA. Will it continue?

Of course, the Fab 7x7 is a destination type city. At end of the day, which is more impressive, I own and live in San Francisco or I own and live in EAST Palo Alto? Yeah, despite the feces and needles, we still rule the Bay!!!

Bayview is less than 1000/sf. Is the transaction in 2016 market rate? If so, 1,000,000 jump without a true addition is nice.

East Menlo now has a comp at ~1300/sf. That is impressive. Old SFH top out at 1.5 currently. East Menlo and EPA were equivalent (within 5%) 1-2 years ago.

Not sure about 2016 “sale”.
The 1998 sale of 199k is legitimate. A seven fold price increase in 20 years should match or beat Palo Alto and Cupertino.
