If I guess right, I think ptiemann means the lady I posted for 3.5%, my friend used her as buyers agent. Thanks pete, I dropped her even though she is lowest, when I decided to list.
No, Rebecca Lin never got any of my listings, and I never had any transaction with Mr Lo at all.
Ms Lin sold quite a few houses in my neighborhood a couple of years ago. From what I observed, she’s high volume, has a team and except meeting her for the first appointment, you’ll mostly be working with someone on her team since she’s a busy gal. Not to say that’s a bad thing since I noticed she has quite a large buyer network ready to jump on your listing even if it’s not on MLS.
Yes, 75% of her deals in my neighbourhood were pocket listings. I knew about them since I would see the open house sign but would never find the listing on redfin/mls and so went in and asked someone on her team about what’s happening
In this strong sellers market, I would negotiate 1% listing agent and 2.5% selling agent commission for a total of 3.5%. I would further push listing agent to agree to 2% total commission if they were to do dual agency with the understanding that you’ll of course add that credit to the offer price for dual agency when comparing to other offers.
Another service you may be interested in this strong market is someone like savvylane.com
You pay them ~$500 and 2.5% to selling agent!
My wife lists my properties…Independent brokers will list for one percent. .But there are services thay will list for $500…If you need help with the paperwork and deal making better go with a listing agent… There are legal pitfalls, like disclosure. …seller beware, not caveat emptor.
You can give me a call. Have not heard that people can not find me.
