People like the walkability of White Oaks.

Appreciate all of you. I’m now leaning towards eliminating Santa Cruz county from my search.

I’m white and the wife is Asian American. Sunnyvale and Santa Clara are nice but I don’t want to set roots in either city. I would rather move the family back to my home state of Ohio.

I’m familiar with Willow Glen and have spent time there. I like the trees, walkability, Christmas decorations, and spending time at the restaurants and bars on Lincoln. What I don’t like is how it feels congested and I have to imagine there is more crime in that area than other options mentioned on this thread. But, nothing is ever perfect and good walkability can be attributed to denser housing.

A smaller lot is not a deal-breaker. Having a bit of privacy and view is most important.

I really liked the area. There is a ~10 mile stretch of 280 that is just beautiful. However, my concern for this listing is that the street is so hilly, it felt vertical. I don’t think I can sell the wife on a house that has such a slope. And the price is a little bit more than I’d like to spend. To clarify, it’s fine if I have to drive hills, I just don’t want my house on such a slope.

Do San Carlos and Belmont have a similar feel?

Yes, except there the areas near El Camino is relatively nice compared to rwc.

Another area that might suit you: area on either side of 90, but up the hill. Belmont side you get good schools.

Compared to east side of 87 hwy, west side is far better terms on crime. Every downtown has the same issue, including willow glen.

The location near by booksin school around dry creek area is appx 10k lot, expensive location. Just drive by the dry creek road, you will see nice areas (also expensive with booksin school location).

If you are okay with 9,000SQ lot, buy in Cambrian Park 95124. Some area have +9,000SQ lot across Xlinx on Union Ave. I bought it here last in May. And school is decent. 9 9 9.

The price range is between $1.5M and $2.5M range, specific area, where schools are good and nice lots, next to your famous Xilinx HQ.

This location is also very good, no matter what the zip code is!, nice large lots, bigger home neighbors…quiet street. All these locations, I lost some bidding in the past.

@grape_claw: I suggest you take a look at Almaden country club neighborhood. You can find large house on large lot (~0.3 ac) for ~2M.

I have a coworker living in Felton near Santa Cruz border. I emailed him at 5pm today and he said he has packed everything just waiting for evac order to come through. Now he should have left home already.

I asked him a year ago whether it’s possible that wild fire can affect him, given his close proximity to the ocean with all the moisture coming. He said it’s unlikely but still possible. Well it is indeed possible. Hope his house will be fine.

Global warming means extreme weather condition will get more and more common in the coming years. Should not live in the woods.

I have heared it was lack of cattles for cutting grass that is contributing more than usual to fire risk in California. regardless of reasons. California is worst impacted every year. i have friends who went all the way to Oregon coast to escape bad air. this another reason contributing to exodus. better live in real desert with less fire risk and lower cost of living.

Few years before, I was looking for such lot size, but not any more as I do not have any interest in RE.

Here is the one, good location, but not great schools, near by Santana row and easy commute to Apple complex…etc, quiet and nice place.

Since it is TLC, easy to take at low cost and later can be tear-down for new home.
