Cheap because of house condition and busy road. Not all Saratoga addresses belong to Saratoga schools.
Is it busy even that far south?

I went to the open house for that Quito rd house. The lot marked on Redfin is wrong. It is actually the one right next to Quito Rd. The lot was fragmented with slopes and a creek right through. The real usable lot is roughly 10,000 sqft adjacent to the road. The house is barely livable, so the value is for the lot only.
I didn’t see a lot of traffic that day, but that was a weekend. The road there is narrow without sidewalk. It doesn’t seem safe to ride a bicycle or walk. Driving is the only to get in or out.

I was thinking the price to be between $1.2m to $1.5m. So yes, it seems fair price.
