$600/sf including hard costs, land and all fees. This is information from my Oakland apartment development partner. He is currently out of the business. Builders currently building could easily be bankrupted it there is a drop in rents. We built 20 years ago at $250/sf. We are actually accumulating vulture funds anticipating a collapse of some of the current builders. There is a lot of inventory coming to market that need ever increasing rents. The reality is BA rents are declining. And yet construction costs keep rising.
I see rents are stable or increasing ( in some pockets ) , but real estate sale has improved a lot and almost all homes less than 1.5 m are going fast. Place near by new google complex in San Jose is not staying more than one open house.
Rents have been pretty flat for four years. Sure there are pockets of increases. Our Oakland rents are still 5% under market. We will see some small increases. The sfhs markets are looking good but not for flippers. Flipping is only for pros theses days. I am in the selling not buying mode, like most on this forum. This is a RE forum but most of the interest on here is about stocks.
Phoenix is the only place where I have a multi family developmental interest currently.

A friend in Sacramento says rents there have skyrocketed the last few years.
I took my daughter for skiing lesson last Friday. We left around 2 pm. It took us 1 hour to cover about 10 miles on 680. I can tell bay area is not a place worth living if your work is not within 5 miles. I cannot see how the bay area home prices will keep increasing for the quality of life the Bay Area now has to offer. And also considering the population of the state remains stable at 40 million. Keep in mind that Bay area and California was only 16 million in 1960’s when most freeway system and big roads were planned. We are over stretching the capacity and add to that opposition to new highways, new lanes, motor parking, and motor cars in general. We are wasting money on Caltrain and ace train. Bay area badly needs hundreds of miles of new highway if it has to remain a place where mobility is easy. Less homes and more highways.

The Berkeley Rent Stabilization Board held a meeting with several presentations, including one honoring Moms 4 Housing activist Dominique Walker with a city proclamation and another naming Feb. 20 as “Moms 4 Housing Day.”
The left is delusional and dangerous. The biggest cause of empty units is city permitting rules and over regulation. Get rid of the bureaucracy. Allow higher density and unfettered construction. More rules will mean less units available.
