Credit and Background Check

What do you guys use for credit and background check for potential tenants? Trying to make it as easy and low-cost as possible. Thanks!

I used Zillow. Prospective tenants fill out an online form. You then can invite them to do a background and credit check. They will pay for the checks. I usually do it as the very last step, after I am certain I will rent to them if no red flags come out from the checks.

If a person is employed in a good company and makes good money, chances are good that s/he has good credit report. Just talk to supervisor/HR that the person is indeed employed. Credit Reports do not mean a lot unless tenant is an iffy person (in that case too credit reports mean very little).

I think credit score in the number one criteria. If someone doesn’t pay their bills they show they have no respect for others. I don’t care what their income or assets are. And I don’t care if the bad credit was health related. If they have below 600 credit or no credit I won’t rent to them unless they pay 6 months in advance.

@manch, I’m curious about Zillow. Do you post the listing on there and use the Zillow application, too?

Yup. I used Zillow last time I had to advertise my houses. Heard they now ask for some fees? It used to be free when I did it. Good thing I like about Zillow is that they will then advertise my house on other different platforms like Craigslist in addition to Zillow. I even collect my rent on Zillow. It’s a one-stop solution for me.

Zillow stock is tanking

Looks like the first listing is free but additional listings are $9.99 a week. I remember when it was free to list, too!

They do provide pretty much end-to-end service, even an application. Did you use their application or did you use your own?

Wow! That’s cheap. I mean, given that most BA housing goes within a week anyways. Does that include the background/credit checks?

Time to buy.

The landlord doesn’t have to pay for the credit or background check. The applicant pays a $29 fee to Zillow and can apply to an unlimited number of rentals for 30 days which covers their credit and background reports. That’s a good bargain for renters.

I never really understood the revenue model of zillow. They do not sell homes so no commission to be earned. Income from user fees is probably what they get. And a fees for referrals to realtors and loan agents.

Advertising for Realtors?

Realtor pay huge advertising fees. And now rental listings cost $10/m

$10/m for a rental that’s fetching $3,000 is peanuts. In NY you actually need to hire a realtor to market your rental and they take far more than 10 bucks.
