Examples of Conflict of interest or Dual Agency ending poorly?

looking for good examples of cases in which conflict of interest or a dual agency led to problems for the tenant. The goal of the examples is to put together an article that will highlight the importance of having some sort of Tenant Representation involved, specifically for young start-ups. Looking specifically for commercial real estate examples please! Thanks.

I never worked with a commercial realtor and always used the landlords. It was a non-issue.
