I agree on the benefit of trust for families. Definitely get one set up. Then change the existing property title to the trust. And when buying new property, just straight off register the title as trust.
It is not cheap to setup trust thru a lawyer. There are do-it-yourself kits (like from Nolo) if you are willing to do the leg work.
