A new niche business is opening up for architects and builders as the application rate for accessory dwelling units in Los Angeles far outpaces any other major California city. L.A.'s planning office had received nearly 2,000 applications by November, according to the Terner Center for Housing and Innovation at UC Berkeley. In contrast, the city approved permits for just 80 units in 2016 and 90 units in 2015.
Terner Center Policy Director David Garcia attributed the spike in interest to a new state law that took effect this past January that streamlined the permitting process for accessory dwelling units, loosened parking regulations and prevented heavy utility hookup fees.
There are a lot of unpermitted granny units in east San Jose. The city could probably make money of them by permitting them. They are dwarfed by the unpermitted granny units in Salinas. There are thousands of them, sometimes two or three on one lot.
I think families living multi generationally will be a growing trend with life expectancy so high. I’m sure some will do it for rental income too. It’d be interesting to see who occupies them. Is it family or renters?
Some are doing it to make their living space bigger it seems. All sorts of reasons. But it’s practically making SFH lots into duplexes. Pretty big deal.
The lack of shared wall makes it better than a duplex. I think it’d be weird sharing the hard with renters. Maybe a lot of people are ok with it. That or the financial benefits outweigh the concerns over sharing a yard.

Yes, you were correct to point out the ramifications of potentially making one’s SFH into effectively a duplex in the eyes of the rent control fanatical governments but it is what it is. Make money in the present day!!! A kick them out strategy you will come up with later…
Specifically LA or nationally? For SV, I saw many apartments being built, mostly for lease only. So I think may be enough for rent but for sale might not be met since couples with kids prefer SFHs which are hardly being built.
Not enough to make any difference. We were promised 150k throughout the BA but bureaucrats are too stupid and greedy to make it feasible or affordable. A big lie.
Honestly, plenty of them being built in the Sunset as I see the porta potties outside every home here. Also, less street parking which is a key tell. Everyone is adding units and getting excellent rent. Think about it, if you live upstairs and it is your home for the long haul are you honestly worried about the change in designation to both units as now under rent control? No!!! Why would you care??? That income is paying in some cases your whole mortgage.
