How the Coronavirus will affect Bay Area Housing Market

I think what’s more interesting is the early-mid stage startups in the bay area. Almost all of them have implemented full remote work permanently. As they get bigger, will they have a large footprint in the bay area like before? They were already struggling with sky high cost and they will have to decide cost/efficiency in the near future. :man_shrugging:

I have plenty of good size SFHs for rent :slight_smile: Just ensure that you don’t have cedar fever.

Just wait and see. A few months after the pandemic almost everyone here said BA is done and everyone will work remote full time. Turns out most employers opt for hybrid and people are still expected to show up in office a few days a week.

If the entire team meet and have fun in office and you are the lone remote guy, think about how much fewer networking opportunities you will have. Will your teammates still go on zoom everytime they need to decide something just for you? Or will they just decide on the hallway and tell you later?

I have said it many times. Unless your team is entirely remote, having some in office and some remote is an unstable equilibrium. You don’t know it yet because people are forced to be remote now. Once some come back to office you will see the tension.

I can only say what is happening my mom groups on FB (BA, and EastBay) and at least posts in the last two weeks from moms who are moving to BA from outside the Bay Area (mostly outside CA). So people are still moving here

Those moving in are the ambitious ones. They will lord over the work-life balancing slackers who are moving to Austin.

hahaha. No, to be general, its mostly their husbands who are moving for a job. the moms are posting to ask about kids schools, and communities for their kids. One of the moms are moving here for her job.

Currently prices are being supported by people who locked into lower mortgage rates in the last 3 months.

I am actively looking at homes. Before 2 months conventional 30yr loan was 2.65% and now I got pre approved again for 2.99%. I don’t see a huge difference.

Around 5% monthly payment difference between those 2 rates for a house with 20% down for those rates.

Personally I don’t see those rates today for purchase without points and zero costs(assuming price of $1.2M with 20% down, I see a rate at a min 3.5%).

Huge difference or not depends on how much people are stretching to get the house they want vs afford.

Off late I’m seeing many techie posts in blind crying about moving to Austin from BA and they all want to come back! Happy news for you :slight_smile:

Sissy. A freak ice storm has changed their minds? Have they not forget the annual inferno of forest fires and rotating blackouts?

Rolling blackout is better than non-stop blackout for a whole week. Plus, at least we have running water and we aren’t literally frozen to death.

same humidity, allergy etc reasons and one said if saving money is the only motive go to Austin and live inside the home forever!

my friend in Houston who never gets angry is so angry because his whole apt got flooded with water and he’s put into temporary place with his wife and kid. They still haven’t finished repairing the pipes.
