I got new tenants recently because my previous tenant bought the house.
I listed the property at zillow and keep the rent same. I didn’t lower the rent during pandemic. I got over 100 inquiries in 2 days (stopped responding after 2 days), got 14 applications and chose well qualified young couple with a baby right after the first showing. They moved in a few days later although their previous lease would end in 4 weeks. They said they didn’t mind overlapping period.
I guess I could have raised the rent.
Single family home rental market seems strong this summer.

Don’t be a landlord, don’t be a tenant. Live in your own house, and invest surplus into stocks rather than real estate

Neither. I wish I could buy one more home around here, but am not rich enough to afford it, since I am paid merely a salary by my employer - no stock. Alas, I live in Silicon Valley but earn in the currency of America - the US $. In Silicon Valley, the currency is FAANNMGT stock… base pay in US $ is for losers :joy:

Check out the premium price this Berkeley house with an ADU commanded. It sold for $2.2M, while similar sq ft comps seem to have sold for less than $2M

How the seller raised the price 550k with the floor plan? They bought as 1.2M in May and now selling 1.7M.

I think the seller got the off market deal and the cost of construction is way up high to finish this square footage addition + total remodel .
So they want to make money without working because a home owner will probably take this work

Good for you. ADUs increase the utility of the house in many ways, and for this reason I believe they will enhance the value of the house substantially as well, as long as they are built with full permits - I.e., legal units
