How to interview and hire the most competent listing agent?

I am planning to sell my rental SFH in San Bruno (which was my primary residence 2 years ago)

If any of you want a private deal with me, IM me for details.
Otherwise I would like to hire a listing agent capable of maximizing the value and able to fish the highest buyer out there.
Any recommendations?
Do you guys have a methodology to interview the many listing agents who all want my business?

I had recommended Melanie Leung to someone on here years ago and she literally hit it out of the park. She got way more than what a neighbor got for essentially the same property. The seller could not stop raving about her.

Alex Hom, from Coldwell Banker, I know well and owe him one since he essentially found me my Sunset home back in the day. I literally made more than a million bucks on this one home buy.

Obviously, ask them and other prospective agents about their recent sales history and for referrals. Both sell in the area as well as the city.

Negotiate some on the commission but I wouldn’t go too hard on that. You want a good agent who will do a good job for you.

Just do Redfin. The vast majority of people looking use Redfin app or website. Listing with them gets you prioritized on the email searches people have saved. You’ll be the first listing they see. You’ll get way more views which means more tours and more bids.

Not familiar with SF specifically. Around PA/MV/CU/SV, the strategy is this for SFH:

  • Prepare the property (upgrade, repair, fix, paint, pre-inspection, stage).
  • List the property for 15-20% below market value.
  • Set offer acceptance date, either after 1 or 2 weekends of open house.
  • Get 5-10 offers at same time and pick the highest offer. Possibly additional bidding war depending on the interest.

This is super smart. Having multiple offers at same time basically put seller in driver seat. But not sure of this strategy works in other cities.

I’m not sure Redfin does rental listings.

Yes, you can list your rentals on Redfin and Zillow which I believe then links to Trulia. Craigslist I still use often. NextDoor worked pretty well for me as well.

Zillow Rental Manager is free and has the best reach of all available options.

The entire thing is quite confusing and im not tech savvy, so we will need someone to walk me through and over the course of the week show me how to manage small issues and trouble shoot small rental hurdles that ay occure.

I will assume that you will have the various accounts set up first (Zillow, Redfin, Trulia, and Craigslist) so that we can save time.

Yes, I have used all in the past and handled things myself. However, if you aren’t comfortable with DIY, you should find a realtor or property manager to help you.
