Berkeley is the worst when it comes to being a landlord. But this one does look like a good deal on paper?
Probably a lot of deferred maintenance and protected tenants. Any advice on conducting a due diligence besides calling a redfin agent? Anybody want to partner or be my mentor here? Thanks!
Kinda far from campus. I donโt think you will get that many students? San Pablo Ave is kinda shady too. But price is very attractive I must say.

Yes thatโs what I thought. So you folks would never invest in a multifamily in Berkeley?
Right. Never in Berkeley or Oakland. But if it is cheap enough, probably you can turn a profit like @caiguycaiguy You need to be very hands on though and donโt mind dealing with tenants with rough edges.
