I thought about buying in Florida, but the thought of cleaning up after hurricane scares me. I do not want to fly to Florida after hurricane and find people to clean up the mess. Does property manager take care of this scenario?
For out of state purchase, Arizona and Nevada has less natural disasters.
I am investing in Arizonaā¦Buying into apartment development projects. ā¦Florida is too far and has too much rainā¦Water is the number one maintenance headacheā¦the less the betterā¦
When you say you have to retain runoff, you mean that is a negative aspect of code, or thatās what you recommend?
Are there any buildings with good water management features (home on raised berm, etc.?) When I look at the pictures, all that flat land makes me cringe thinking of runoff.
There are lakes, though, so the land isnāt 100% flat. Do the lakes have overflow to limit water level? I.e., problem to live near lake? It seems like FEMA flood maps extend a bit beyond the lakes.
In general, Iām more worried that my house will get major annual flooding and basically become uninhabitable if climate change continues (e.g. Miami potential). A hurricane every 10 years could be OK if building properly designed and insurance (e.g. Orlando potential).
Runoff is a huge concern. .We built a self storage facility on 6 acres. .We had to build a huge cistern to retain the code amount of runoff. Once the systems are overloaded you have floodingā¦Inevitable on flat landā¦We had just poured the slabsā¦no water damageā¦Try to find something built new with flooding mitigation in the designā¦Or buy a condo in a highriseā¦
