This is what PNC is telling me. Where you get 2.625???

Now that Fed cut rates by 0.5%, would lenders drop mortgage rate to 2.5% :stuck_out_tongue_closed_eyes:

We shall see. There is a cost of production that even the Fed can’t change overnight.

Guys/Gals opinions on which is a better option among the 3?

  1. 3.0% 30/25 year 0 points, $2600 total net costs NO lender credits
  2. 3.125% 30/25 year 0 points, $957 total net costs after lender credits
  3. 3.25% 30/25 year 0 points, 0 net costs after lender credits

Compare the different cases on how long it takes you to break even on the upfront costs for refi through reduction in monthly payments, then see whether you are likely going to hold the loan for that long. If rates continue to drop then of course don’t pay any upfront cost, but that’s a very subjective question.

Saw some big banks jump in rates - Chase / BOA above 4% on jumbo. WHY? Maybe it has to do with the fact that I was on hold for half an hour

I called BOA too, lo and behold they quoted me above 4% and I thought they were joking. Anyway treasury rates dropped like a rock overnight so I’ll check again next week.

My BOA contact is quoting me 2.65 for 7/1 ARM refinance primary just last week.

I got 3.375(30-year-fixed) for primary (refinance) and 3.625 for rental from BoA last weekend.
I plan to lower the rental rate with their cash transfer discount deal.

For rental rate for BoA, I find LTV needs to be at 50%. I can’t get good rate with 60% for rental.
