I do not know street by street smell issue in Milpitas. Any homes far west of 680, especially near 880 hwy, are likely smell area.

If you locate any homes near by 680 hwy or east of 680 hwy, you would not have smell issue.

Berryessa area around 95131 and 95132 are better and already priced high (after 2013). Even now, competition is high, you remember my $1.18M offer went to $1.25M level. IIRC, That was 95132 Berryessa side. Crime rates are high both in Berryessa and Milpitas, esp property theft, break-ins. Nowadays, builders are coming with 3 story SFH homes !

@myo this is the problem for me. These homes I dont think are worth 800K. These areas of miltpitas have increased prices dramatically in last one year from 650K to as much as 850K (one house on silvera, 785 was the record on that street when I was looking). Where as the 900 price point homes havent gone up that much. And you can still buy a fixer for around 700 in milpitas in the areas I mentioned. Numbers can work with a fixer.

For investment as well, if you go 50k to 100k high and buy in a much better residential area you have way more appreciation. What do you think?

I agree with you completely if I am buying for my own primary. In last 1.5 yr, prices has gone up in that Milpitas Manor area. IMO, it is more of long overdue for that area due to the transition. It is tough call between whether you should pay 50K-100K more for the same rental amount for future appreciation. IMO, Milpitas has cap value, probably, nobody might want to pay > 1M for those houses. And I think Manor area has more upward potential % wise. As mentioned previously, I actually bought a place in Manor area (Butler St) in Spring 2015 so I might have my biased there :slight_smile: But I first hand saw the price increase for my place over 100K, partly due to my footwork on legalizing existing extension.

I can definitely see that :wink: Not a big fan of Manor, smell and not so great homes/streets.

Smell is location specific. Smell places must be avoided even for investment property. Rent will be less as many may not like to move in, resale is also hard.

Milpitas seems to be an exception for some reason Huge increases in prices), Smell is there for sure but some hate it, some dont care. New homes by Lennar literally next to dumpyard on dixon landing exit are selling for 1.1 to 1.2M. Schools/elementary are great though in that area.

The Silvera house is now a ā€œHot Homeā€ on Redfin. I suspect it will do very well as a rental.

Yea, if not more. This was one the rental open house I visited a few months back and rented out pretty quickly with $3400.

Both houses went pending in a week. Very tough competition among the landlords.

I really doubt they are investors/landlords. Milpitas, North San Jose are really competitive with first time buyers with left over homes. Any home comes in, people take it now.

Which side of Celaveras is nicer and more popular?

I don’t think Carlarveras is the decider. The area closer to 680 (along Park Victoria) is nicer than say closer to 880. If it were same price, I would pick closer to 680 over 880, but most of the cases, it is not. As we were talking above price could be 50K - 100K difference but rent almost the same, IMO.

Yeah, I saw the same numbers. Price is higher near the hills but rent is the same. I’d definitely stay closer to the 880. Is smell a problem near Calaveras and 880? I have been going to Milpitas for 15 years and I have never smelt a thing…

Smell is strong in dixonanding and 880. I believe all the area from there up until calveras and 880 has smell problem due to wind blowing that direction most of the time.

My friend’s neighbors were telling me that they couldn’t stand the smell in the time getting in and out of car and the front door Tuesdays and Wednesdays. Although it has improved significantly in last few yrs, but who knows it might start coming back again right?

Yea, there is a big vote going on right now with people are voting to choose provider for City of Milpitas that will dump household waste in South San Jose instead of that landfiill at 880 & Dixon Landing.

This house on Dixon and 680 is selling pretty cheap

3/2/1200ft asking for 625K. Zillow rent estimate at $3,275 is actually higher than the Calaveras area. House looks pretty crappy and may need 30K to fix up?
