With an aging population, particularly in the more expensive markets and, the prevalence of accessibility as a concept for housing and transportation, I donât understand this trend. ESPECIALLY since so much of it is promoted by local government housing advocates!
Older folks arenât going to do well in these stair-laden designs.
Yea, although 94015 is still really hot. A lot more houses selling for 1 - 1.15M now-a-days. They were 850K-900K less than 18 months ago. Hard to find a good deal in there anymore, might have to consider this part of daly city.
Agreed. What were you thinking, @manch? You are talking minimum, new kitchen, new bathroom, new windows, new flooring, and possible removal of what looks like acoustic/popcorn ceiling and refreshing/remodeling of the fireplace. Not to mention possible roofing if near its end and I would try definitely to improve the layout by doing something with those free standing walls or work those more in to the design. You also need fresh paint in and out and probably a new garage door to boot. At todayâs contractor rates and higher material costs in general, I could easily see budgeting for at least $100k.
I wish I could speak Chinese. A lot more cheap & decent Chinese contractors out there than others. My last remodal was with Chinese contractor and my visiting Father-in-law was my interprector. Maybe never too late to start learning Chinese.
Actually, I have found South American contractors like my former tenant much better than some Chinese contractors. He charges me by the hour and works pretty hard. He and his last minute crew painted my unit in two nights til 1am each night. Some Chinese contractors know they can charge more and they do and they still do crappy work.
Right, my former tenant speaks Spanish (from Nicaragua) so very easy for him to gather extra help when needed. He wants me to buy the fixers and he and his crew fixes them up and we split the profits some way or I just pay him for the work. If I werenât married, I probably would do it more as I would just buy, move in, fix up and sell and buy the next one. I am not so attached to the Sunset place as you think. I would gladly pay Uncle Sam his share of my 1M gain if I sold Sunset, but wifey wouldnât have it. Aaargh!!!
Home is in good location, away from 680 hwy, but small size (1100 sqft). This is good starter home or later rental home. I feel fairly priced, but a pricey choice!
