Looks like there is a new law for HOA controlled ADUs
Here is the existing law
Allows for a third unit aka JADU

Looks like it’s a good law.
HOAs are against it because they loose control. I love it because I can basically have three units on my farm. Pretty much can have three units now on any sfh house in California.
Cities can’t use lot coverage rules to stop it. But as long as rent control looms over our heads not many will be built. The other issue is the cost at $200/sf they need to rent fir $2/sf per month. All comes down to how cheap you can build. I believe the TRPA in tahoe won’t allow them often because of coverage issue, even though that is a violation of state law. Love to see those bastards sued.
The YIMBY movement is gaining strength. SFH zoning is getting demolished, one town at a time. Despite the threat of rent control, people seem to like ADU’s. Anyway, more housing is always better than less.
As a landlord I like ADUs as long as I can make money. We had two on my parents property. But as a homeowner I would not want rent controlled tenants with an entitled attitude living on my property especially if they can legally refuse to pay rent as the can now
This house in SJ looks interesting, stating the ADU 1426sf, almost same size as main house.
Do you think it is built without permit?
even has 600sf down in basement.

For my most recent (and hopefully final) addition to my primary, I spent about 150k for 495 sq ft inclusive of everything - permit fees, architect and interior finish.
With indoor plumbing? Kitchen too?
Doublewide trailers are cheaper and four times bigger. The whole tiny home industry is a joke
yes plumbing, sewer, kitchenette.
Over $400/sf and you need a crane and no overhead wires. What a joke.
would you mind recommending your contractor? we are in Dublin, CA.
