From what I know, it’s very close to Caltrain tracks. Since the train crosses Mary traffic, they may even be required to blow the horn. It can get annoying early in the morning.

This ^. I am sure the freight train at 2 am will blow its horn for a long time at that intersection.

Savvy investor might snag this as a good buy if you can hold out long enough with the annoyance. There are plans to move that intersection to a graded pass so no more horn blowing if that happens.

Bad parts of sunnyvale are having a problem:
San miguel/snail is not selling at relatively low price ranges (1.4M ish). Or maybe they are not OK with list price, and want much more. who knows.

Sunnyvale is traditionally a workers bedroom community. Whether they make submarine engines, canning or develop high tech gadgets it will remain a bedroom community for workers. There has been several search engine companies, main frame computers come and gone. No one can assume these companies will remain and prosper perpetually. The younger generation people do not like to commute far even with public transportation available to them. When you decline longer commuting then you have pay a premium. Just bought a 3 br pigeon sized condo that does not even have a balcony for 1.4. A/C is considered an upgrade.

Earlier in the day today I met an REA who showed an off market Condo listing where seller is asking for 1.25M for 3BD/2BA (~1200 sq ft). Nice community. Cupertino Middle and Fremont High School.

It was listed earlier but was withdrawn because the offer did not meet the expectation of the seller.
