Open house sure to be well attended tomorrow. Away from the “slidey” area. Even with 84 messed up for some time now I bet this goes for well above asking unless it has major problems. There’s still the crummy school scores but the average is driven down by the Mexican farmworker’s kids and is kind of misleading.

The pool is nice but only open 4 or 5 months out of the year. The hiking trails cover about 8 miles with ocean views from the top of town. Fire roads connect the HOA to Rapley Ranch road, a dirt road leading all the way into Russian Ridge Open Space and on to Skyline.
Most of the $365 fee is for the water. The town has rights to lots of it and operates it’s own treatment plant and maintains the associated distribution system. Right now we are each allotted 800 cubic feet per month with minimal fines up to 1100 cubic feet; then it gets expensive. The allotment is set to be raised later this year when we are done cleaning one of our three reservoirs.

A lot of people out there are homeschooling. And for a two bedroom, maybe no kids anyways.
