Most surprising thing of all is that mortgage rate actually rose after the Fed cut. I certainly didn’t expect that.

The SF market is really sluggish right now. There are tons of good deals everywhere.

Any good SFH deals in SF?

I see many good looking and reasonably priced houses are sitting on market for 45+ days. Some even went through multiple price reductions. If you lowball 10 sellers I think at least 3 will counter. You may get lucky if you hit up one particularly desperate seller.

This one in Portola looks pretty good. Flipper got their fingers burned. 85 days on market.

Many such deals in SF. Look for listings that have been on the market for 45+ days.

I think the current hot areas in SF are

  1. Tech bro districts like Potrero Hills and Noe Valley, in the central part of the city; and
  2. Chinese-heavy Sunset

SFHs on the outer ring and condos everywhere are on sale.
