OpenDoor is offering many houses at more than 20% price drop from initial asking price. I didn’t place any offers, I want more price decline :smiling_imp: Taking the same position as @Elt1 , I want my 50% price cuts :melting_face:. Given current mortgage rate, prices should have decline 30-40%, yet most asking is about 10-12% decline from ATH.

How long we have to wait to get those deals? EoY 2022, Q1 or Q2 2023 or EOY 2023.

If didn’t happen by end Q1, I would buy at least one. I plan to buy 2-3 :wink:

If you don’t mind sharing, are you planning to buy in Austin or Bay Area or some other place? Austin is in a clear bubble and Bay Area is actually looking more attractive now, and specially if prices drop further by 30-40%. It has already dropped by 10-20% and 30% in some areas in Bay Area…

If you use price/ median salary of residents but ok if use price/ salary of incoming migrants. Migrants still coming in non-stop.

I heard otherwise. But now that winter is coming I see many folks move to Texas from CA. In this case I wonder whether prices in Austin will drop by 30-40%. Prices are dictated largely by movement and population trends which drive the supply and demand. If people continue to move from CA to Austin, CA will continue to decline but not Austin.

Monitor and respond accordingly. Can expect certain events but is ok if didn’t happen. Plan of action should cater to both scenarios.

Austin metro is in secular growth . I was there for vacation for a week. I can totally see the appeal as a Bay Area person.

Lots of good food everywhere. Great lively bars/nightlife. There’re way more white people and not many Asians (at least at all the spots I went to) compared to Bay. But it was all good. Definitely need more artisanal coffee places though . A few homeless but if you’re used to SF and Bay Area, then it’s day and night. Construction everywhere, love it.

Austin when you’re young and single, then northern suburbs when you’re ready to settle down. :wink:

Liberty Hill friend already started hating TX. He’s trying to get a DL but they have asked him to wait for 3 months. He says it’s to suppress votes for mid term elections since it’s the only ID accepted. His wife is already getting bored :grinning:
